Greece Golden Visa

European Residency Through Prime Real Estate in Greece

A structured pathway to European Residency through qualifying property investments, with a focus on prime locations at the €250,000 threshold.

TADE Consulting provides U.S.-based consultation and coordinated execution for Greek Residency planning.

The Greek residency-by-investment framework allows non-EU nationals to obtain residency through qualifying real estate ownership. Eligibility is directly linked to property investment rather than employment or relocation requirements.

When structured correctly, this approach combines European residency access with tangible asset ownership, providing a long-term planning tool rather than a short-term solution. Read our full Greek Golden Visa for U.S. Investors Guide.

Requirements of Greek Golden Visa

To qualify for residence, you must be over 18 years of age, and satisfy the investment requirement:

Clean Criminal Record
No criminal convictions required
Applicants must provide a clean criminal record certificate from their country of residence or any country where they have lived for more than six months in the past five years. This certificate must be issued by the relevant authorities and properly authenticated (apostilled or legalized). The document verifies that you have no serious criminal convictions that would disqualify you from receiving residence in Greece. Minor infractions typically do not affect eligibility, but serious crimes may result in application rejection.
Sufficient Funds & Healthcare
Financial stability and medical coverage
You must demonstrate that you have sufficient financial resources to support yourself and any dependents during your stay in Greece without becoming a burden on the Greek social welfare system. This includes proof of income, savings, or other financial assets. Additionally, you must secure comprehensive health insurance coverage that is valid in Greece, either through private health insurance or coverage that meets Greek standards. The insurance must cover all potential healthcare costs for you and your family members included in the application.
No Previous Schengen Visa Refusals
Clean Schengen visa history
Applicants should not have a history of Schengen visa refusals or visa violations. If you have previously been denied a Schengen visa, been deported from a Schengen country, or overstayed a visa, this may negatively impact your Golden Visa application. While minor visa issues may be explained and overcome with proper documentation, a pattern of visa violations or serious immigration infractions can lead to application denial. It's important to disclose any previous visa refusals honestly in your application and provide context if necessary.
Non-EU Residency Status
Available to third-country nationals
The Greece Golden Visa program is exclusively designed for non-EU/EEA/Swiss nationals (third-country nationals). If you already hold citizenship from an EU member state, EEA country, or Switzerland, you are not eligible for this program as you already have the right to live and work freely within the EU. However, if you hold dual citizenship and one of your citizenships is from outside the EU, you may still be eligible to apply using your non-EU passport. This requirement ensures the program serves its intended purpose of attracting foreign investment to Greece.
Investment Requirement: EUR 250,000
Strategic real estate investment options
To qualify for the Golden Visa, you must invest a minimum of EUR 250,000 in qualifying Greek real estate. Our focus is on two specific qualifying categories: (1) properties on developments that have been converted from commercial to residential use, or (2) the restoration and preservation of listed heritage buildings. These investment options not only secure your residency but also contribute to Greece's architectural preservation and urban regeneration efforts. The property must be purchased outright (not on mortgage) and held for the duration of your residency. You can purchase one property or combine multiple properties to meet the minimum investment threshold, and you retain full ownership rights with the ability to generate rental income.

Benefits of Greece Golden Visa

Secure Your European Future Through A Smart Real Estate Investment in Prime Locations.

EU Residence & Access
Travel freely across 29 European countries
Obtain legal residence in Greece, a full member of the European Union, granting you the privilege to travel visa-free throughout all 29 countries in the Schengen Area. This includes popular destinations like France, Germany, Italy, Spain, and more. Whether for business meetings, family visits, or leisure travel, you'll enjoy unrestricted movement across Europe's most vibrant cities and scenic destinations without the hassle of visa applications or border checks.
Secure Freehold Real Estate
Generate returns while securing your residency
Your Golden Visa is secured through a freehold real estate investment, meaning you own the property outright with full ownership rights. Unlike leasehold arrangements, your investment is truly yours. You have complete control to manage the property professionally, whether through short-term vacation rentals, long-term leases, or property management companies. Greece's thriving tourism industry and growing rental market offer attractive potential returns on your investment, making this both a strategic residency solution and a sound financial decision.
Right to Live & Study in Greece
ETIAS & EES exemptions included
As a Golden Visa holder, you and your family gain the legal right to live, work, and study anywhere in Greece. Access excellent educational institutions, from international schools to prestigious universities, while enjoying the Mediterranean lifestyle. You're also exempt from the new ETIAS (European Travel Information and Authorization System) and EES (Entry/Exit System) requirements that will apply to regular travelers, streamlining your travel experience throughout Europe. This benefit extends to your spouse, children under 21, and dependent parents.
No Presence Requirement
Remote application & complete flexibility
One of the most attractive features of the Greece Golden Visa is that there is absolutely no minimum stay requirement. You're not obligated to spend any specific amount of time in Greece to maintain your residency status. Additionally, the entire application process can be completed remotely—you don't need to be physically present in Greece to apply or to renew your permit. This makes it ideal for global professionals, business owners, and families who want the security of European residency without disrupting their current lifestyle or commitments.
Immediate Permanent Residence Status
Pathway to EU citizenship after 7 years
Unlike many residency programs that start with temporary permits, Greece's Golden Visa grants you immediate Permanent Residence status from day one. Your permit is valid for 5 years and can be renewed indefinitely as long as you maintain your qualifying investment. After 7 years of continuous residence (with actual physical presence during this period), you become eligible to apply for Greek citizenship and a Greek passport. As a Greek citizen, you'll hold an EU passport with all the rights and privileges of European Union citizenship, including the right to live, work, and settle in any of the 27 EU member states.
